Deutsche Industrie REIT-AG buys three assets in Berlin, Duisburg and Halberstadt

Rostock, 20/12/2018 - The Deutsche Industrie REIT-AG (ISIN DE000A2G9LL1) continues its growth course consequently and acquired several Light-Industrial properties in Berlin, Duisburg and Halberstadt (Saxony-Anhalt) for a total of EUR 23.6 million in three transactions yesterday.

With the frozen logistics property in Berlin, Deutsche Industrie has once again bought in the booming region of Berlin / Brandenburg. The building complex, specialized in the storage and distribution of frozen food, is located on the site of Berlin's only wholesale market at the Westhafen in the district of Mitte and thus in an absolute top location for logistics. The tenants are wholesalers and retailers in the food industry. In addition to the two anchor tenants, the rental areas are leased in small divisible parts. The WALT of all leases is still over 8 years. Overall, the property has a leasable area of approx. 9,400 sqm and, with a vacancy rate of 7.8%, generates an annualised total income of approx. EUR 1,371 thousand. The total investment including the acquisition of the technical infrastructure (about EUR 1.0 million) is EUR 17.6 million.

In Duisburg the property is a production and logistics facility acquired from a manufacturer of custom-made sunshades. In this sale-and-lease-back transaction the property is fully leased back by the manufacturer, with a lease term of 10 years. The real estate is near the motorway "A40" and the inland port Logport Duisburg. With an area of approx. 16,220 sqm, the annualised net cold rent is EUR 500 thousand. The net initial yield is 9% with a purchase price of EUR 5.5 million.

In addition, a fully let production property was acquired for EUR 399 thousand with a net initial yield of 10.5%, a WALT of 9 years and a leasable area of 1,500 sqm in Halberstadt (Saxony-Anhalt).

Furthermore, Deutsche Industrie is currently in negotiations to acquire additional Light Industrial properties.
